When it's time to leave, please ensure the following simple tasks are done: -turn off lights and A/C. 1 dedictaed parking spot only. Street parking is NOT FREE. Please get over night parking permit if extra vehicles present. NO PARTY/EVENTS ALLOWED. Minimum booking age 25. Person making the reservation has to be here. Please Do Not use candle or wax on property. Please Do Not unplug cameras, or any other electronics. Our house is NOT a pet friendly property, a fine of $200 will be charged if evidence of pet found, further, guest is subjected to pay any damage caused by the pet. Quiet Hours 10pm -7am No running or horseplaying on the stairs/roof/hand rails. Do Not change any internet settings, or unplug/move modem, routers or other electronics. Over capacity limit could be potential fire hazard, cause drain system failure and hot water supply deficiency. Over capacity limit without informing owner will cause removal from property right away without refund. Please DO NOT open or access any locked storage space without permission. Violation will result a fine of $200 or cost of loss, whichever is higher. Please use caution when using ALL stairs. Property is not 100% baby proof, adults supervision is required at ALL times. Please Do Not move around furniture. Please NO VAPING or smoking of anything indoors. No illegal drug use on the premises. Use ash trays in the yard for tobacco disposal.

We can't say enough good things about Andrew's place. We were there for a week, and needed a location close to CalState LA, and his place was perfect. Darling stand alone house, in great area, quiet residential streets, super safe. There were 3 other units in the complex, and we got friendly "Hellos" from the neighbors, all lovely! The house is really well-appointed: hardwood floors, very comfy bed/couch, spacious kitchen with great tools and everything you need, full-sized super cold fridge. I did have to wash a couple of loads of clothes and machines are top-flight. Bathroom large and very comfortable - overall 5-stars. The first night was super cold in L.A., and Andrew has a great heating/cooling unit there; but I was really tired and could not figure it out :( I had to leave him a message at 2am asking him to please call me in the a.m., and he returned my message in minutes with instructions. That's amazing service! Thanks Andrew - we'll see you when we return!!

My family including wife and 3 daughters had a great stay at Andrew’s place. It is nestled in quiet neighborhood right near the highway that makes it easy to access the rest of the city. One reason we picked the property was because it was equipped with crib and high chair and we have a 1 year old, and these kinds of things aren’t present in most Airbnbs. The house was clean and well equipped. Especially appreciated that there was no long list of chores to do before checkout. Had parking on site as well as cheap convenient option for street parking if needed, which I would recommend using if you have a larger vehicle and are not great at backing up to make it easier to come and go. Neighborhood was very safe. Would definitely stay again if coming back to the LA area.
